Earlton Court
1996 – 1997 “Apartment to Condominium Conversion” – Calgary, AB
Thirty unit apartment complex, purchased in Calgary’s inner city for redevelopment potential and future demand. Property purchased for 1.2 Million, invested $300,000 in renovations and exited this project selling each unit for between $65,000 to $82,000: A 30-64% profit per unit.
Ocean Front Estate Homes
1999 – 2002″Estate Development” – Kauai, Hawaii, USA
$9.5 Million USD subdivision and development project of three luxury Pacific ocean front homes, all overlooking the beautiful tropical bay of Poipu. This project realized investors a $3.5 Million USD profit and was sold at the height of a worldwide economic crisis following September 11, 2001.
Resort Property
2006 – 2007 “Land Valuation Opportunity” – Sylvan Lake, AB
Undeveloped parcel with 2000 ft of lakefront footage this 160 acre was purchased for CAD $8 Million. Eight months later this property was re-sold for $12.5 Million. The project realized a 56% ROI for the partnership during this brief holding.
Calgary
2006-2007 “Premium Infill Developments” – Calgary, AB
Two above average size lots were purchased in Calgary’s Hillhurst community. After subdividing the lots four custom executive homes were built and sold realizing an above average ROI for our partners.
Bearspaw
2007- 2008 – “Sale of Industrial land” – Calgary, AB
Industrial land holding of 160 acres with high density deposits of gravel situated adjacent to three commercial gravel operations. Purchased for $7.25 Million sold in the fall of 2008 for $11.25 Million providing a 57% ROI for the partnership in a short timeframe.
